Roof replacement across Ocala

Roof Replacement in Silver Springs Shores, Marion Oaks, On Top of the World, Oak Run, Ocala Historic District, the SR 200 corridor, Golden Ocala and the NW horse farm country.

Ocala's replacement calls follow its building waves. Silver Springs Shores and Marion Oaks are full of 1960s to 1980s concrete block ranches with low pitches, long eaves and roofs that have been repaired around boots and collars more than once. The 55-plus communities along SR 200, On Top of the World and Oak Run, went up through the 1990s and 2000s, often with three-tab shingle installed in volume, and those first roofs are at the age where seal strips let go across whole slopes. Golden Ocala's custom homes are younger and larger. In the Ocala Historic District around Fort King Street, the 1890s to 1930s homes carry steep metal and valleys built long before modern valley metal.

Sun and wind are the Ocala conditions. Outside downtown, roofs get full Marion County sun from spring through fall and take wind across pasture and pine flatwoods with nothing to slow it, which is why lifted eave and rake shingles were the pattern after Milton in October 2024. On a Silver Springs Shores ranch the low pitch adds a second problem: the Florida Building Code asks for extra underlayment protection on low slopes, and porches and carport roofs that drop below shingle slope need a low-slope system. Insurers also ask harder questions about roof age on 1990s and 2000s roofs along SR 200, and a renewal notice can force the timing as much as a leak does.

On an Ocala roof the installation is built for the edges. We tear off to the deck, replace soft sheets around old penetrations and along the eaves, and re-nail to the 2023 Florida Building Code reroof requirements. Peel-and-stick underlayment covers the deck as the secondary water barrier, which also gives the low sections on Shores ranches the extra protection the code asks for. Drip edge goes on at eaves and rakes, with a wind-rated starter strip where open-country gusts hit first. The field is Owens Corning Duration with SureNail. Ridge vent is balanced with soffit intake so a full-sun attic does not bake the new shingles from underneath. Most reroofs finish in one to two days.

Approvals in Ocala depend on the parcel. Addresses inside the city limits, including the historic district, permit through the City of Ocala Building Department, and a visible change on a historic home may need review before materials are ordered. Silver Springs Shores, Marion Oaks, On Top of the World, Oak Run and most of the SR 200 corridor are unincorporated and permit through Marion County Building Safety. On Top of the World and Oak Run have architectural standards that cover shingle color and style, and Golden Ocala has its own review; we prepare those submittals with you. We close out with a passed final and hand you the photos and permit record your wind mitigation inspector needs.

The honest version: a late 2000s roof in Oak Run that lost a few tabs in a summer storm may have been built to the 2007 code or later, which exempts it from the 25 percent rule that otherwise brings a whole section to current code when more than a quarter of it is replaced within 12 months. That roof may need a repair, not a replacement. A Silver Springs Shores ranch with soft decking across several slopes is a different story. When replacement is the right answer, most Ocala homes are well served by an architectural shingle over a properly prepared deck, and that is what we quote first, not the premium line.

Homes we work on in Ocala: 1890s to 1930s frame homes in the Ocala Historic District, 1960s to 1980s concrete block ranches across Silver Springs Shores and Marion Oaks, 1990s to 2010s homes in the SR 200 corridor communities including On Top of the World and Oak Run, and barns and outbuildings on the horse farms northwest of town.

How much does roof replacement cost in Ocala?

Most Brehm roof replacement projects in Ocala run from $9,000 to $28,000 for an Owens Corning architectural shingle roof, or roughly $81 to $318 a month on a 15-year plan. Roof size and pitch set most of the spread; decking repairs, skylights and the number of penetrations move a home within its band. Your written estimate after a free inspection is the price, and it does not change after you sign.

How much does roof replacement cost in Ocala?

Most roof replacement projects Brehm does in Ocala run from $9,000 to $28,000, which works out to about $81 to $318 a month on a 15-year plan. Smaller single-story homes sit at the low end; large two-story and lakefront homes sit at the top. The inspection is free, and the written estimate you receive is the price.

My insurer sent a roof-age letter. Do I have to replace my On Top of the World roof?

Not always. A letter about roof age is a question, and sometimes an inspection report showing the roof's condition answers it. If the roof is 1990s or 2000s three-tab losing its seal across whole slopes, replacement is likely the honest answer. Either way, after a replacement we hand you the photo record a licensed wind mitigation inspector uses for the form, which records the new covering and deck attachment for your carrier.

Do On Top of the World or Oak Run need to approve a new roof?

Both have architectural standards that cover visible roof changes, including shingle color and style. A reroof from three-tab to architectural shingle is a visible change even in a similar color. We bring Owens Corning Duration samples, help you prepare the submittal, and order nothing until approval is in hand, so the crew never arrives with a color the standards reject.

Can my low Silver Springs Shores ranch take a shingle roof?

Usually, if each section is at or above the code minimum slope. Many 1960s to 1980s Shores ranches are close to it, and the Florida Building Code asks for extra underlayment protection on low slopes, which our full peel-and-stick deck provides. Porches and carport roofs flatter than shingles allow get a low-slope system instead. We measure every section before quoting.

Is my Ocala reroof permitted by the city or Marion County?

It depends on the parcel. Addresses inside the city limits, including the historic district, permit through the City of Ocala Building Department. Silver Springs Shores, Marion Oaks, On Top of the World, Oak Run and most of the SR 200 corridor go through Marion County Building Safety. We confirm the office, pull the permit, and schedule the inspections. Call 352-664-8887 to start.

Is summer a bad time to replace a roof in Ocala?

It is workable with planning. Summer afternoons in Marion County bring lightning and straight-line wind, so crews start early and dry in each section as they go rather than leaving open deck. Most reroofs finish in one to two days. Hurricane season and the weeks after a storm are when schedules fill, so a roof you already know is due is easier to place before then.
