Confirm city or county first
We look up the parcel to see whether the City of Alachua or Alachua County owns the permit, and whether Turkey Creek or Main Street review applies.
Alachua roofs that reach replacement are Turkey Creek's 1970s to 1990s shingle on its second or third covering, first roofs in the subdivisions off CR 235 and NW 140th Street, and Main Street frame homes on old plank decking. Each needs a different tear-off, and the permit office depends on the parcel.

Alachua replacement calls come from three places. Turkey Creek, the golf community that built out through the 1970s, 1980s and 1990s, has moderate-pitch shingle roofs now on their second or third covering, with long valleys and floor plans full of penetrations, and many have reached the point where each repair finds the next failure. The 1990s to 2010s subdivisions off CR 235 and NW 140th Street are on their first roof, often three-tab or early architectural installed in volume, now at the age where seal strips let go. Along Main Street, the late 1800s and early 1900s frame homes carry steep metal or shingle over plank decking that was never meant to hold modern fasteners.
The canopy toward San Felasco Hammock and the Santa Fe River sets the decking line on an Alachua quote. Oak, hickory and pine litter stays wet in Turkey Creek valleys and on the acreage roofs, and the plywood under it softens long before the shingles look finished. On Main Street the issue is different: plank decking has gaps between boards and old nail holes that peel-and-stick underlayment cannot bridge, so those roofs often need a plywood overlay or board replacement before anything else goes down. We check the deck from the attic before quoting and write decking as a counted line item, so the number covers what we expect to find.
The installation is built for the canopy and the summer storms that cross Alachua County. We tear off to the deck, replace or overlay what is soft or gapped, and re-nail to the 2023 Florida Building Code reroof requirements. Peel-and-stick underlayment goes down as the secondary water barrier, with new drip edge at eaves and rakes and a wind-rated starter strip on every edge where gusts get under the first course. The field is Owens Corning Duration with SureNail. Ridge vent is balanced against soffit intake, which on older Turkey Creek floor plans is often blocked by insulation or paint. Under heavy canopy we recommend open metal valleys that shed litter. Most reroofs finish in one to two days.
Approvals in Alachua start with the parcel. Addresses inside the city limits permit through the City of Alachua Building Department; acreage and rural addresses outside the limits permit through Alachua County, and the two are not interchangeable, so we confirm the office before scheduling. Turkey Creek's association reviews visible exterior changes, which includes a new shingle color, and we prepare that submittal with you. On Main Street a change visible from the street may need review, so we check before ordering. We pull the permit, call in the inspections, close out with a passed final, and hand you the photos and permit record a licensed wind mitigation inspector needs to rate the new roof for your carrier.
The honest version: not every Alachua roof that leaks is done. A limb through plank decking on Main Street is a deck repair. A 2010s roof off CR 235 that lost a few tabs usually has life left, and if it was built to the 2007 code or later it is exempt from the 25 percent rule, which otherwise brings a whole section to current code when more than a quarter of it is replaced within 12 months. Where replacement is the right call, most Alachua homes are well served by an architectural shingle, and we do not lead with the most expensive line. We show you the photos and let the roof make the case.

From the attic we find soft plywood under Turkey Creek valleys and gapped planks on Main Street homes, and write the decking as a counted line item.

Most Brehm roof replacement projects in Alachua run from $7,500 to $25,000 for an Owens Corning architectural shingle roof, or roughly $67 to $284 a month on a 15-year plan. Roof size and pitch set most of the spread; decking repairs, skylights and the number of penetrations move a home within its band. Your written estimate after a free inspection is the price, and it does not change after you sign.

Steeper pitches, rotted decking replaced by the sheet, skylights, chimneys and extra penetrations push toward the top of a band. A simple hip or gable on sound decking sits near the bottom.

“Brehm Roofing and Restoration did an excellent job in installing a new shingled roof and secondary water barrier for my house. Eric came out to my house and took the time to explain what the job would entail based on the current condition of the roof. He showed me some of the materials that would be used and provided a thorough explanation. The team was able to accommodate my timeline and replaced several areas of the roof where rot was present. When there was a discrepancy in reinstalling the existing leaf guards, Brehm responded quickly and ensured the job was done correctly and to my satisfaction. The entire process from contract start to project completion went smoothly with excellent customer support. For my specific roofing project, Brehm was competitively priced. I highly recommend this company.”

Answers specific to Alachua roofs, permits and approvals. Your property makes the conversation exact.
Talk with BrehmMost roof replacement projects Brehm does in Alachua run from $7,500 to $25,000, which works out to about $67 to $284 a month on a 15-year plan. Smaller single-story homes sit at the low end; large two-story and lakefront homes sit at the top. The inspection is free, and the written estimate you receive is the price.
It depends on the parcel, not the mailing address. Inside the city limits, the City of Alachua Building Department issues the permit; the acreage toward San Felasco Hammock and the Santa Fe River and other rural addresses outside the limits go through Alachua County. The two are not interchangeable. We confirm the office from the parcel, pull the permit, and schedule the inspections. Call 352-664-8585 to start.
Turkey Creek's association reviews visible exterior changes, and a new roof is one, especially when it moves from three-tab to an architectural shingle or changes color. We bring Owens Corning Duration samples, help you prepare the submittal, and order nothing until approval is in hand. Matching the old color is often not an option anyway, because many original shingles are discontinued.
Yes, with preparation. Plank decking from the late 1800s and early 1900s has gaps and old nail holes that modern underlayment cannot bridge, so we either overlay it with plywood or replace the bad boards, then install peel-and-stick underlayment, drip edge and the new covering. Before ordering, we check whether a change visible from the street needs review.
It can. Carriers look hard at older roofs, and a 1990s Turkey Creek roof on its second covering is the kind they question at renewal. After the final we hand you the photo record a licensed wind mitigation inspector uses for the form, recording the new covering, the deck attachment and the peel-and-stick secondary water barrier. Florida insurers must offer discounts for qualifying features; the amount depends on your carrier, so we do not promise a figure.
Often repair. Roofs in the subdivisions off CR 235 and NW 140th Street usually fail at boots, ridge caps and a few unsealed tabs, and a roof built to the 2007 code or later is exempt from the 25 percent rule, so a repair does not force a whole section to be redone. We run a lift test on the field and show you the result before recommending either.
