Metal roofing in Ocala, FL

Metal Roofing in OcalaFrom horse barns to historic homes.

Ocala knows metal: barns in the NW horse farm country wear it, and homes around Fort King Street in the historic district carry standing seam and V-crimp. On a house the choices are 5V or standing seam, gauge and finish. For many Silver Springs Shores and SR 200 homes, shingle fits just as well.

Metal roofing across Ocala

Metal Roofing in Silver Springs Shores, Marion Oaks, On Top of the World, Oak Run, Ocala Historic District, the SR 200 corridor, Golden Ocala and the NW horse farm country.

Metal is part of the Ocala landscape. The barns and outbuildings on the horse farms northwest of town carry long metal roofs, and the 1890s to 1930s homes around Fort King Street in the Ocala Historic District wear standing seam and V-crimp. That familiarity is why so many Ocala homeowners ask about metal for the house, and on some homes it is the right answer: a historic roof due for replacement, a farmhouse that should match its barn, a Golden Ocala custom home whose design calls for it. On the low block ranches of Silver Springs Shores and Marion Oaks, pitch and budget decide more than appearance, and the answer is often different.

A house roof is not a barn roof, and the difference is the spec. Barns typically use exposed fastener panels screwed to open purlins. On a house, 5V crimp, commonly 26 gauge, is also an exposed fastener panel, screwed through the face with gasketed screws whose washers age in the Marion County sun and need checking. Many 5V panels call for a slope of about 3 in 12 or steeper, which rules them out on some Shores ranches and porches. Standing seam, commonly 24 gauge, where the lower number means thicker steel, hides its fasteners under the seam and rides on clips. The gauge, finish and Florida Product Approval number go on the written scope.

Ocala's open country raises three myths. Noise: the drumming people remember is a barn with panels over open purlins; a house roof over solid decking, peel-and-stick underlayment and attic insulation sounds much like shingle in a summer storm. Lightning: Marion County sees frequent summer strikes, and metal does not make one more likely. Heat: a light or reflective finish turns back more afternoon sun than dark shingle, a real gain on unshaded lots along SR 200 and in Marion Oaks. The ticking some roofs make as the sun comes up is exposed fasteners fighting thermal movement, which standing seam clips allow. Most standing seam installs take two to four days.

Approvals follow the parcel. City of Ocala addresses, including the historic district, permit through the City of Ocala Building Department, and a profile change on a historic home may need review before materials are ordered. Silver Springs Shores, Marion Oaks, On Top of the World, Oak Run and most of the SR 200 corridor permit through Marion County Building Safety. On Top of the World and Oak Run have architectural standards that cover roof profile and color, and a switch from shingle to metal gets a close look; Golden Ocala has its own review. We prepare those submittals with drawings and color chips, and after the final we hand you the photo record your wind mitigation inspector needs.

The honest version: metal is a strong choice for a historic Fort King Street roof, a farmhouse on acreage, and an owner who plans to stay. On a 1990s On Top of the World home where the standards favor shingle, or a Silver Springs Shores ranch with sections too flat for 5V, an Owens Corning Duration architectural shingle over a re-nailed deck and peel-and-stick underlayment usually serves better and earns the same wind mitigation credits. Insurance discounts come from the form, which rates deck attachment and the secondary water barrier, not from the word metal. We quote what the house calls for.

Homes we work on in Ocala: 1890s to 1930s frame homes in the Ocala Historic District, 1960s to 1980s concrete block ranches across Silver Springs Shores and Marion Oaks, 1990s to 2010s homes in the SR 200 corridor communities including On Top of the World and Oak Run, and barns and outbuildings on the horse farms northwest of town.

How we work in Ocala

What a Brehm metal roofing visit looks like.

House, barn or historic roof

We note the existing profile, pitch and exposure, and confirm whether the City of Ocala or Marion County Building Safety permits the parcel.

Pick profile and gauge

5V crimp where the slope allows it, standing seam for low slopes or hidden fasteners, with gauge, finish and Florida Product Approval on the scope.

Clear review, then install

On Top of the World, Oak Run, Golden Ocala or historic review comes first. Then tear-off, deck repair, high-temperature underlayment, panels, trim and closures.

Final and wind mitigation

The permit office signs the final, and you get the CompanyCam record for the wind mitigation inspection your carrier asks for.

Metal Roofing in Ocala, in the customer's words.

“We recently purchased a metal roof from Brehm Roofing. Our contact person was Alex Lawrence. The company and Alex were professional, respectful, and efficient. Alex had a good command of the roofing options and helped us choose the roof that was right for us. He was also knowledgeable about cost and the roofing process. Both Alex and the company communicated everything we need to know before, during and after the installation. They provided information about timing each part of the process and sent helpful reminders as well. We are very pleased with the roof and with the professionalism of Brehm and its team members. Everything went as planned, with no surprises. There were no adjustments to the cost. The removal of the old roof and placement of the new roof was completed in two days. After completion a final inspection with Alex was scheduled in a timely manner. All documents and receipts were sent to us immediately. We recommend Brehm Roofing without reservation and would use them again if we needed another roof.”

Talk with Brehm
How much does metal roofing cost in Ocala?

Most metal roofing projects Brehm does in Ocala run from $25,000 to $80,000, which works out to about $225 to $909 a month on a 15-year plan. Smaller single-story homes sit at the low end; large two-story and lakefront homes sit at the top. The inspection is free, and the written estimate you receive is the price.

Can my house roof match my barn?

It can match the look, not the build. Barns in the horse country northwest of Ocala usually carry exposed fastener panels over open purlins. A house roof needs solid decking, peel-and-stick underlayment and a panel with Florida Product Approval for the home's wind exposure. We can choose a 5V or standing seam profile and color that ties the house to the barn while meeting residential code.

Will On Top of the World or Oak Run allow a metal roof?

It depends on each community's architectural standards, which cover roof profile and color, and a shingle-to-metal change gets a close look. We prepare the submittal with panel drawings and color chips and order nothing until approval is in hand. If approval looks unlikely, we tell you early and show you architectural shingle options the standards already accept.

Does a metal roof attract lightning in Ocala?

No. Marion County has frequent summer lightning, but a metal roof does not make a strike more likely, and it will not burn the way a combustible covering can. If you want lightning protection for the house or a barn, that is a separate grounded system installed by a specialist, and it is worth considering on open acreage whatever the roof is made of.

Will a metal roof keep my Marion Oaks house cooler?

It can help. A light or reflective finish turns back more afternoon sun than dark shingle, and on an unshaded lot in Marion Oaks or along SR 200 that reduces the heat reaching the attic. Ventilation and attic insulation matter just as much. We will not promise a utility figure, but we explain the finish options and their reflectivity before you choose.

Is 5V crimp or standing seam better for a Silver Springs Shores ranch?

It depends on the slope. Many 5V panels call for about 3 in 12 or steeper, and some Shores ranches and most porch roofs are flatter. Standing seam comes in profiles rated for lower slopes and hides its fasteners, which means fewer screws to maintain. If the budget points to 5V on a roof too flat for it, we will recommend architectural shingle instead.
