Ocala roofs take more sun and more open wind than Gainesville's, and the 1970s and 1980s block ranches that fill Silver Springs Shores and Marion Oaks are at the age where boots, valleys and flashing give out one at a time. Brehm repairs them with a written scope that names every item. Call the Ocala line at 352-664-8887.

Ocala sits in open country. Outside the historic district and a few oak-lined streets near downtown, Marion County roofs get full sun from spring through fall and take wind across pasture and pine flatwoods with nothing to slow it. That changes what fails. In Silver Springs Shores and Marion Oaks, where most homes are 1960s to 1980s concrete block ranches with low pitches, the repair calls are sun-rotted pipe boots, rusted vent collars, and lifted shingles along the eaves and rakes where the wind gets under the edge. In the SR 200 corridor, On Top of the World and Oak Run, roofs are younger but were often installed in volume during the 1990s and 2000s, and the common failures are nail pops, exposed fasteners on ridge caps, and flashing at the many roof-to-wall transitions those floor plans use.
The Ocala Historic District is a different roof altogether. The 1890s to 1930s homes around Fort King Street and the downtown squares have steep pitches, standing-seam and V-crimp metal, multiple chimneys and dormers, and valleys that were built long before modern valley metal. Repairs there are usually at a chimney counterflashing, a dormer sidewall, or a seam that has worked loose over decades of thermal movement. Changes visible from the street can need review, and we match metal profiles rather than patching a historic roof with the wrong product.
Marion County's weather is the other variable. Summer thunderstorms here bring frequent lightning and straight-line wind, and Hurricane Milton in October 2024 sent tropical storm force gusts through Ocala. The day after Milton, Brehm crews were in Ocala tarping, making minor repairs and walking homeowners through next steps. What we saw then is what we see on most Ocala repair calls: the shingle that lifted was already unsealed, and the leak that appeared had a boot or a flashing behind it that had been failing quietly for a season. A repair that reseals back to a sound line and replaces the worn penetration holds. A repair that swaps one shingle does not.
Every Ocala repair follows the same process. A field consultant inspects the roof and the attic side where there is access, photographs the entry point in CompanyCam, and writes a scope that lists each repair item with a fixed number: the boots, the collars, the flashing, the count of shingles, any decking by the square foot. If the inspection shows the roof is at the end of its life, we tell you with the photos in front of you and talk about replacement honestly. Brehm holds Florida certified roofing license CCC1336098 and general contractor license CRC1334991, carries liability and workers' compensation, and is an Owens Corning Platinum Preferred Contractor.
Approvals in Ocala depend on where the parcel sits. On Top of the World and Oak Run have architectural standards that cover visible roof changes, which matters when a repair uses a shingle that no longer matches a discontinued color. Addresses inside the city limits permit through the City of Ocala Building Department; Silver Springs Shores, Marion Oaks and the SR 200 communities are unincorporated and permit through Marion County Building Safety. We confirm the office, pull the permit when the scope needs one, and tell you when it does not.

Pipe boots, vent collars and ridge-cap fasteners are the usual Ocala failures. They are replaced, not caulked over.
Lifted eave and rake shingles are replaced back to intact seal strip and the field is resealed so the repair is not the next weak spot in a wind.

Most Brehm roof repairs in Ocala fall between $825 and $4,950. The low end is a single failed detail. The high end is a section repair that includes decking. Your written scope after a free inspection is the price, and it does not change after you sign.
From $825
One failed detail: a cracked pipe boot, a rusted vent collar, a handful of lifted shingles resealed back to a sound line.
Typical leak repair
A leak traced to its entry point, with step flashing, a chimney counterflashing, or a valley repaired and the surrounding field resealed.
Up to $4,950
A section repair: decking replaced by the square foot, new underlayment, and a slope of shingles or metal re-covered to code.
Replacement conversation
If the inspection finds soft decking in several places or no seal left across whole slopes, we show you the photos and quote a replacement instead of a repair we would expect to redo.

“I dealt with Mike and couldn't be happier with the whole process. We were staying in Ocala in a hotel and he stopped by there to go over all the paperwork. Everything went smooth with the re-roof and was completed in 1 day. Mike constantly stayed in touch with me with everything going on. Would highly recommend this company.”

Talk with BrehmMost Brehm roof repairs in Ocala cost between $825 and $4,950. A single failed boot, collar or a few resealed shingles sits at the low end. A section repair with decking replaced and a slope re-covered sits at the high end. The inspection is free, and the written scope you receive is the price.
Call the Ocala line at 352-664-8887. Crews run the US 441 and I-75 corridor from our Gainesville shop daily, so most Ocala inspections are scheduled within the week and active leaks are triaged first. Tell the office which room is wet and whether water is still coming in.
Usually, if the decking is sound. These low-pitch block ranches fail at pipe boots, vent collars and eave shingles that lose their seal in open wind, all of which are repairable. If the inspection finds soft decking in several places or shingles with no seal left across the slope, we show you the photos and discuss replacement honestly.
Both communities have architectural standards that apply to visible roof changes. A like-for-like repair rarely needs a submittal, but a replacement shingle in a discontinued color can. We tell you before the work whether the repair will be visible and help with the paperwork if it is.
Minor repairs under the Florida Building Code threshold generally do not, and we tell you when that is the case. Repairs that replace decking or a significant section do. City of Ocala addresses permit through the city Building Department; Silver Springs Shores, Marion Oaks and the SR 200 corridor permit through Marion County Building Safety.
Yes. The 1890s to 1930s homes around Fort King Street carry standing-seam and V-crimp metal that fails at chimney counterflashing, dormer sidewalls and worked-loose seams. We match the metal profile instead of patching with the wrong product, and we tell you if a change visible from the street needs review.
Milton's gusts lifted shingles that had already lost their seal and opened boots and flashing that were failing quietly. That is why our Ocala repairs reseal back to a sound line and replace the worn penetration rather than swapping one shingle. We were in Ocala the day after Milton and saw the same pattern street after street.
