Find the entry point, not just the stain
Water travels along rafters and across block ceilings before it shows. We trace from the stain up through the attic to the roof deck, then confirm from above with photos.
Gainesville roofs live under one of the heaviest tree canopies in Florida. Most of the leaks we repair here trace back to a live oak, a cracked pipe boot, or a 1990s valley, not to the shingles themselves. Our shop is ten minutes from most of the city, so the inspection is usually this week.

Gainesville is a canopy city. Live oaks, laurel oaks and loblolly pines shade the NW and SW quadrants, Millhopper, Suburban Heights and the older streets around Duckpond, and that shade is the first thing we look at on a repair call. Leaf litter packs into valleys and behind chimneys, holds water against the underlayment, and grows the algae streaks you see on north-facing slopes from Northwood to Haile Plantation. A limb that drops in a summer thunderstorm punches through decking far more often than wind lifts a shingle here. When a Gainesville homeowner calls about a stain, we start by asking what tree sits above that room.
The housing stock tells us what is likely to fail. The 1950s to 1970s concrete block ranches that fill neighborhoods like Suburban Heights and the SW 20th Avenue corridor have low pitches, long valleys, and a lot of plumbing penetrations. On those roofs the usual culprits are a sun-cracked pipe boot, a rusted vent collar, or a step flashing that was caulked instead of woven the last time someone worked on it. The 1980s and 1990s subdivisions, Haile Plantation's villages, Hunters Crossing and the first phases of the Town of Tioga, are on their second shingle roof by now, and the repairs there are nail pops and lifted tabs where the original three-tab was overlaid or installed into decking that had already softened. The 1920s and 1930s homes in the Duckpond historic district have steep pitches, decorative metal, and chimneys that were flashed with whatever was available ninety years ago.
Gainesville weather does two things to a roof: it bakes it from May through September and then hits it with afternoon thunderstorms carrying wind-driven rain. Tropical Storm force wind reached Alachua County during Idalia in 2023 and Milton in 2024, enough to lift tabs that were already losing seal strip. A repair that only replaces the torn shingle and leaves the unsealed neighbors in place comes back the next storm. We replace to the nearest intact seal line, reseal the field around it, and photograph the result so you can see where the repair actually stops.
Every Gainesville repair gets the same process. A field consultant walks the roof, photographs the suspected entry point and the attic side if there is access, and writes a scope that names each item: the boot, the flashing, the number of shingles, the valley metal, the decking square footage if any is soft. You get that scope in writing with a fixed number. If the inspection finds that the leak is one of a dozen, we say so, show you the photos, and talk about repair versus replacement honestly instead of selling a repair we expect to redo. We hold Florida certified roofing license CCC1336098 and general contractor license CRC1334991, so a repair that touches structure is handled on the same ticket.
Approvals in Gainesville depend on the parcel. Haile Plantation's village associations and the Town of Tioga review visible exterior changes, which matters when a repair uses a shingle that no longer matches. Homes in the Duckpond and Pleasant Street historic districts may need review for anything that changes the roof's appearance from the street. City of Gainesville addresses permit through the Building Division; unincorporated addresses permit through Alachua County. We pull the permit when the scope requires one and tell you up front when it does not.
Homes we work on in Gainesville: 1920s to 1940s frame homes with steep pitches in the Duckpond and Pleasant Street historic districts, 1950s to 1970s concrete block ranches across the NW and SW quadrants, and 1980s to 2010s subdivisions with HOAs such as Haile Plantation, Hunters Crossing and the Town of Tioga.

Torn or lifted shingles are replaced back to intact seal strip, not one shingle at a time. Boots, collars and step flashing are replaced, never recaulked.
Valleys and chimney crickets are cleared and checked for granule loss. We tell you which limbs are grinding the roof so the repair lasts.

Most Brehm roof repairs in Gainesville fall between $825 and $4,950. The low end is a single failed detail. The high end is a section repair that includes decking. Your written scope after a free inspection is the price, and it does not change after you sign.
From $825
One failed detail: a cracked pipe boot, a rusted vent collar, a handful of lifted shingles resealed back to a sound line.
Typical leak repair
A leak traced to its entry point, with step flashing, a chimney counterflashing, or a valley repaired and the surrounding field resealed.
Up to $4,950
A section repair: decking replaced by the square foot, new underlayment, and a slope of shingles or metal re-covered to code.
Replacement conversation
If the inspection finds soft decking in several places or no seal left across whole slopes, we show you the photos and quote a replacement instead of a repair we would expect to redo.

“I reached out to Brehm roofing to get an estimate for a leaky skylight repair/replacement. I made contact with Lindsey who was quick to schedule an appointment and follow up the day of. We receive their tech who looked at the issue and explained to my husband in detail what the problem was. He went ahead and caulked the issue as a temporary fix and advised us on replacing the skylight as a permanent solution. The quote we received was reasonable and competitive with other Gainesville roofers. We decided to postpone replacement because we are due to replace the roof in the near future but we will definitely reach out back to Brehm. I have to highlight the quality of customer service I received from this company. Even thought they were busy with post hurricane repairs, they carved the time to send one of their techs for an estimate.”

Talk with BrehmMost Brehm roof repairs in Gainesville cost between $825 and $4,950. A single failed boot, collar or a few resealed shingles sits at the low end. A section repair with decking replaced and a slope re-covered sits at the high end. The inspection is free, and the written scope you receive is the price.
Our shop is on NW 121st Way, so most Gainesville inspections are scheduled the same week and often the same day during a dry stretch. After a storm we triage active leaks first. Call 352-664-8585 and tell the office which room is wet; that moves you up the list.
Often, yes. Oak litter packs into valleys and behind chimneys, holds moisture against the underlayment, and dropped limbs puncture decking. The repair fixes the entry point, but we will show you which limb is rubbing or shedding onto that slope so the leak does not return.
Most of them can be repaired if the decking is sound. These roofs usually fail at pipe boots, vent collars and step flashing, which are inexpensive to replace. If the inspection finds soft decking in several places or shingles with no seal left, we show you the photos and talk about replacement honestly.
Small repairs under the Florida Building Code threshold generally do not, and we tell you when that is the case. Repairs that replace decking or a significant section do. City addresses permit through the City of Gainesville Building Division; Haile Plantation, Tioga and other unincorporated areas go through Alachua County.
Haile Plantation's village associations and the Town of Tioga review visible exterior changes. A like-for-like repair rarely needs approval, but a shingle that no longer matches can. We tell you before the work whether the repair will be visible from the street and help with the submittal if one is needed.
A proper repair does. We replace back to intact seal strip and reseal the surrounding field so the patch is not the weak spot when tropical storm winds come through Alachua County, as they did in 2023 and 2024. If the rest of the roof has lost its seal, we tell you that too.
