Find the entry point, not the stain
Water runs along rafters and plank decking before it shows. We trace from the stain up through the attic, then confirm from the roof with photos.
Alachua roofs sit under the same canopy that makes San Felasco Hammock a preserve, and the 1970s and 1980s homes in Turkey Creek are at the age where boots, valleys and flashing fail one at a time. Our shop is fifteen minutes down US 441, and the repair comes with a written scope that names each item.

Brehm project photo, Alachua, Florida, June 2026
Alachua is a small city with three very different kinds of roof. Along Main Street and the blocks around it, the late 1800s and early 1900s frame homes carry steep pitches, metal or shingle over old plank decking, and chimneys that were flashed with whatever was on hand a century ago. In Turkey Creek, the golf community that grew through the 1970s, 1980s and 1990s, roofs are moderate-pitch shingle on homes that are now on their second or third covering, with the long valleys and multiple penetrations those floor plans use. On the wooded acreage toward San Felasco Hammock and the Santa Fe River, homes are frame or block under a canopy of oak, hickory and pine that drops limbs and litter onto the roof year-round.
The canopy is the first thing we look at on an Alachua repair call. Leaf litter packs into Turkey Creek's valleys and behind chimneys on Main Street, holds water against the underlayment, and grows the dark streaks you see on north slopes across the city. A limb that drops in a summer thunderstorm punches through decking far more often than wind lifts a shingle here. When an Alachua homeowner calls about a stain, we ask what tree sits over that room, because the repair that lasts is the one that deals with the entry point and the thing that caused it.
What fails depends on the house. Turkey Creek's 1970s and 1980s roofs fail at sun-cracked pipe boots, rusted vent collars, and step flashing that was caulked instead of woven the last time someone worked on it. The newer subdivisions off CR 235 and NW 140th Street are younger and the repairs there are nail pops, lifted tabs where three-tab shingles were installed in volume, and flashing at lanai and porch tie-ins. The historic homes on Main Street are usually a chimney counterflashing or a seam in old metal that has worked loose with decades of thermal movement, and anything visible from the street there may need review before it changes.
Every Alachua repair follows the same process. A field consultant inspects the roof and the attic side where there is access, photographs the entry point in CompanyCam, and writes a scope that lists each item with a fixed number: boots, collars, flashing, the count of shingles, decking by the square foot. If the inspection finds that one leak is really a dozen, we show you the photos and talk about repair versus replacement honestly rather than selling a repair we expect to redo. Brehm holds Florida certified roofing license CCC1336098 and general contractor license CRC1334991, carries liability and workers' compensation, and is an Owens Corning Platinum Preferred Contractor.
Approvals in Alachua depend on the parcel. Turkey Creek's association reviews visible exterior changes, which matters when a repair uses a shingle that no longer matches. Addresses inside the city limits permit through the City of Alachua Building Department; acreage and rural addresses outside the limits permit through Alachua County, and the two are not interchangeable. We confirm the office, pull the permit when the scope needs one, and tell you when it does not.

Torn or lifted shingles replaced back to intact seal strip. Boots, collars and step flashing replaced with the correct product, never recaulked.
Valleys and chimney crickets cleared and checked for granule loss, and we tell you which limbs are grinding or shedding onto that slope.
Before and after photos in CompanyCam, a written scope with a fixed number, and the workmanship warranty that applies to the repair in writing.

Most Brehm roof repairs in Alachua fall between $825 and $4,950. The low end is a single failed detail. The high end is a section repair that includes decking. Your written scope after a free inspection is the price, and it does not change after you sign.
From $825
One failed detail: a cracked pipe boot, a rusted vent collar, a handful of lifted shingles resealed back to a sound line.
Typical leak repair
A leak traced to its entry point, with step flashing, a chimney counterflashing, or a valley repaired and the surrounding field resealed.
Up to $4,950
A section repair: decking replaced by the square foot, new underlayment, and a slope of shingles or metal re-covered to code.
Replacement conversation
If the inspection finds soft decking in several places or no seal left across whole slopes, we show you the photos and quote a replacement instead of a repair we would expect to redo.

“I recently had several leaks in my roof repaired by Brehm Roofing. From the first phone call, they were professional and responsive. Turner Pillsbury arrived on time, thoroughly assessed the cause of the leaks and explained everything that needed to be done. They replaced the damage areas and the flashing with minimum disruption. I highly recommend Brehm Roofing to anyone who needs repairs and wants it done quickly and will do the job right.”

Talk with BrehmMost Brehm roof repairs in Alachua cost between $825 and $4,950. A single failed boot, collar or a few resealed shingles sits at the low end. Alachua is fifteen minutes up US 441 from our shop on NW 121st Way, so most inspections are scheduled the same week and active leaks are triaged first. Call 352-664-8585 and tell the office which room is wet and whether water is still coming in.
Most 1980s Turkey Creek roofs can be repaired if the decking is sound. They fail at pipe boots, vent collars and step flashing, all of which are inexpensive to replace. If the inspection finds soft decking in several places or shingles with no seal left across a slope, we show you the photos and discuss replacement honestly.
Minor repairs under the Florida Building Code threshold generally do not, and we tell you when that is the case. Repairs that replace decking or a significant section do. Addresses inside the city limits permit through the City of Alachua Building Department; rural and acreage addresses outside the limits go through Alachua County.
Yes. The late 1800s and early 1900s homes along Main Street carry metal and shingle over plank decking and usually fail at a chimney counterflashing or a seam that has worked loose. We match the metal profile instead of patching with the wrong product, and we tell you if a change visible from the street needs review.
Often, yes. Oak and hickory litter packs valleys and chimney crickets, holds moisture against the underlayment, and dropped limbs puncture decking, which is the most common storm damage we see in Alachua. The repair fixes the entry point, and we show you which limb is the problem so it does not come back.
Usually, and it is the honest answer more often than replacement. A boot, a flashing or a cleared valley fixes most Alachua leaks for a fraction of a new roof. We reseal back to intact seal strip, show you which limbs are grinding or shedding onto that slope, and tell you plainly if the rest of the roof has lost its seal and the repair would only buy a season.
